Property and Asset Management
Enhancing value for owners and tenants is the primary goal of DevMan's property and asset management services. Medical office buildings and healthcare facilities are complex structures which require a high level of attention to daily operations and ongoing maintenance. That is why quality, professional asset and property management are essential to the financial success of any medical facility.

DevMan Company, L.C. provides property and asset management services to a wide array of clients. More than 1.2 million square feet of medical office space in Arizona are under management contract with DevMan. These properties include diagnostic and imaging centers, outpatient surgery centers and medical office buildings housing physicians and other healthcare providers. In most cases, we provide both property and asset management services. In some cases, clients who wish to provide their own property management have DevMan provide asset management services only. Our scope of services include the following:

Property Services
Our careful attention to maintaining the grounds and buildings of every property in our portfolio has distinguished DevMan as the premier medical property manager in Arizona. Several buildings managed by DevMan have received awards for outstanding operations and management from the Building Owners and Managers Association (BOMA) of Arizona. We routinely institute comprehensive preventative maintenance programs. We contract with reliable outside providers for services such as janitorial, heating and air conditioning, landscaping and waste management, and we closely monitor their performance. In addition to providing routine maintenance services, our in-house staff of maintenance engineers is proficient in all of the various construction trades and can respond quickly to any problems tenants report.

Financial Services
Our goal is to maximize the asset value of each property in our portfolio. We bill and collect rents, as well as provide monthly revenue and expense reports to owners. We administer leases in accordance with their terms and make rent adjustments as needed. We prepare an annual operating budget for every property and bid services when appropriate to control expenses. Our full range of services include cost savings evaluations, energy use analyses and lease administration. We also review the rental market annually and make recommendations to our clients regarding changes in rental rates and lease terms, with the goal of maximizing value while staying competitive in the marketplace. In addition, we assist our clients with property tax assessment reviews, insurance coverage analyses and capital improvement programs.

Tenant Services
Our property managers are on call 24 hours daily. They respond immediately to tenant concerns and needs. Either our maintenance engineers or qualified service personnel from an appropriate vendor are dispatched immediately to resolve any problems at a building. This minimizes any possible disruption to a tenant's business or to building operations and reassures tenants that their needs are responded to in a timely and professional manner.
