Feasibility Studies
Accurate feasibility studies based on solid information are the key to successful property development. DevMan has the capability to gather and analyze data, then formulate and forecast a project's potential economic feasibility. Property Acquisition
The DevMan Company can confidentially acquire land, through purchase or ground lease, for clients. We also can acquire existing buildings, should this option prove more attractive.
Legal and Financial Guidance
DevMan experts provide business guidance for our client's legal counsel in structuring the legal ownership entity for the project and in maximizing client protection throughout the planning and construction phase. In addition, we provide information and advice for drafting appropriate legal documents. Securing favorable financing is a major service DevMan provides. Our staff investigates available sources of financing, assists in negotiating terms and provides all necessary follow-up required for the successful funding of the loan.
Design and Construction
DevMan assists clients with the selection of an architectural firm. We work with the architect to design facilities that are within budget constraints and are sensitive to operational considerations such as energy efficiency, as well as costs for repair, replacement and maintenance. We also assist with the selection of a contractor and we monitor the project throughout the construction phase. DevMan also acts as an interface between tenants and the architect and contractor, helping to design and build out suites to maximize the tenant's space improvement allowance.
Project Coordination
Serving as our client's representative, members of the DevMan team represent the project owner when dealing with legal counsel, accountants, lenders, utility companies, city and county government agencies and other institutions. We schedule periodic meetings with our clients to assure their input into all appropriate decisions and we coordinate all details of the project development from concept to an orderly occupancy of the completed building.
